If you are interested in purchasing a new home outside of our exclusive Neighbourhoods or would like to build on your own piece of land, we are happy to provide turnkey quotes for projects within this zone:

We have a detailed consultation process right at the very start for our customers, to provide the most accurate pricing information, enabling them to make the right choice with no hidden surprises.

1. When do you hope to move in?
   With new inspections, materials, and labor factors since the pandemic, our new builds are typically completed in 6-8 months after we break ground. Bespoke Homes, with fully custom plans, basement development or larger square footages may take up to 12 months to complete.
2. What is your current budget for a new home & how will you be financing the build?
   This will help us ensure that the project is a realistic option and the best fit to suit your needs. We primarily offer turnkey packages, and so the majority of our clients use a traditional mortgage. To break ground on a new build we typically require a non-refundable 5% deposit and a clear letter of financing or proof of funds, for the remaining balance on closing. If you need to sell a home before building to finance your new one or already own the land, we have some alternative options we can discuss. We offer more flexibility on deposits and financing if you choose to build within one of our exclusive neighbourhoods or choose to purchase a home we already have For Sale.
3. What must-have features and wish list items would you like to include?
   For example, basement development, in-law apartment, a heat pump, hardwood stairs, solid surface countertops, fireplaces, etc.
4. Do you have a location and plan in mind?
   In order to price your new build, we require all relevant lot information and a full set of construction plans showing the total square footage of the home and elevations. We request you to attend a New Home Consultation either in person or over the phone to discuss all your questions and the project details together. Please send us:
   • • Your new home construction plans or chosen design from Our Collection. If you are not quite sure of the design yet, don’t worry! We can also create a bespoke plan, custom to your lifestyle, wish list & budget with our own draftsman at a very reasonable cost. If you decide to build with us, this will be included in the price.
     • The address and lot number, neighbourhood or Google Map View of the land you wish to build on.
     • The land survey, price of the lot & the grading plan.

Once we have all the information we can begin working on your quote with our vendors, to ensure we include allowances that meet your needs, and determine if the project is suitable for everyone.

This process usually takes up to 10 – 14 business days for a brand-new plan or sooner for one of our existing designs. We will then schedule a time to review the quote with you and discuss the next steps.
