Your Path to a truly Bespoke home

Interested in Building on Your Own Custom Lot?

If you have already secured a lot elsewhere or own a larger parcel of land, and have a unique vision for your new home, we are happy to provide professional guidance!

We review and take on custom projects located within 40 minutes of our office, in the East End of St. John’s.

At New Victorian Homes, we operate with a “No Surprises” approach. Our detailed consultation process is designed to provide you with accurate pricing, tailored allowances, and a clear understanding of your vision before we ever break ground. This assessment helps us determine if your project is viable for our current schedule and allows us to offer expert advice to help you succeed—regardless of which builder you ultimately choose.

1. Tell Us About Your Timeline

When do you hope to move in?

  • NVH Standard Builds: Typically completed 6–8 months after breaking ground.
  • Fully Bespoke & Custom Homes: Fully custom plans, basement developments, or larger square footage projects may take up to 12 months to complete.

2. Your Location & Design

Whether you own a lot already or are looking at purchasing one in an alternative subdivision (not listed on our website), we need the following to provide an accurate price:

  • The Land: Property address, lot number, survey, and grading plan.
    We will conduct a Preliminary Site Visit to assess topography and service availability.
  • The Plan: Provide your own construction plans or choose a design from Our Collection.
    • Need something unique? Our in-house draftsman can create a bespoke plan custom-tailored to your lifestyle for a very reasonable fee (which is credited back to you if you build with us!).

3. Your Wish List

What are your “must-have” features? To ensure our vendors provide accurate allowances, let us know if you are dreaming of:

  • In-law apartments or finished basements
  • Fully ducted heat pumps and extra energy-efficient upgrades
  • Solid surface countertops, hardwood stairs, or custom fireplaces

4. Budget & Financing Options

To ensure your project is a realistic fit for your goals, please share your target budget and financing plan. We offer two primary paths depending on where you choose to build:

The Turnkey Advantage (Exclusive to NVH Neighborhoods)

Most of our clients prefer this “all-in-one” traditional mortgage route.

  • How it works: You secure a standard mortgage, and we carry the construction costs.
  • Requirements: To break ground, we typically require a 5% non-refundable deposit and a letter of financing (or proof of funds) for the remaining balance due upon closing.

Construction Mortgages (Building on Your Own Land)

This path is typically required if you already own your land or are purchasing a lot independently from a developer, (the neighbourhood is not listed on our website).

  • How it works: You pay for the build in “draws” at different stages of the project.
  • Requirements: This route requires a larger non-refundable deposit and a specific construction loan from your lender.

Need More Flexibility?

Every financial situation is unique. If you need to sell an existing home before building, already own your land outright, or are interested in one of our exclusive signature lots, we have alternative financing and deposit structures we can discuss to make the project viable for you.

What Happens Next?

Once you email all your information, land survey and plans, our team will review the feasibility and vendor pricing:

  • Existing NVH Designs: Quote ready in 10 – 7 business days.
  • Brand New/Bespoke Plans: Quote ready in 14–21 business days.

After the review, we will invite you to a New Home Consultation (in person or via phone) to walk through the quote, discuss the next steps, and ensure we are the perfect fit for your build.
