Starting The Process

If you’re not quite ready to connect, we’ve outlined the next steps below, so you can begin whenever the time is right for you!


Step Two
Choosing a Spec, Pre-Sale, or Fully Custom Home
In this step, you’ll choose the type of build to focus on. We’ll help you find the best option for your budget, needs, and timeline. We have outlined these options in detail below.
A NVH signature design is a home that is currently under construction, built to our specifications, and is listed for sale. These homes are located in our exclusive neighbourhoods and can be customized with your desired finishes depending on the stage of completion. These homes have faster move in dates. They are also a great option for customers who may require more flexibility with the deposit or financing.
All of our spec homes are available for purchase today and can be viewed by clicking the link below. If you have questions or would like to schedule a viewing with our sales team, please send us a message.
Timeline: Spec homes can be ready to occupy in as little as 30 days or can take up to six months—depending on the stage of construction when purchased.
Want to choose your own design and location? Want to be involved in the entire process from planning to completion? Then this option is for you!
Buying a pre-sale home is simple—choose a design from our collection, select your preferred lot—then modify the plan to suit you.
With full control of the location, plan, selections, and finishes, you can customize a NVH signature design to be exactly how you imagined. Throughout the process, you will have full support as you work closely with our project team.
Timeline: Pre-sale homes are typically completed within 8 months of breaking ground.
Exceptional design, inspired by you.
A bespoke home is a custom-created design which is completely unique to each owner.
After your initial consultation, you will start the process by collaborating with our draftsman. Together, you will create (or adapt) your dream plan, suited to your lifestyle and location of choice.
Finally, your bespoke design is brought to life by the NVH team, including support from our project team and Violet Lily Design. Every detail you imagined is considered and perfected during construction.
Timeline: Bespoke homes are typically completed within 12 months of the initial consultation—depending on the planning phase and scale of the project.
Step Three
Financing Your Build
At New Victorian Homes, we make financing your new home as easy as possible, with flexible deposit options and final payment only due on closing day.
We provide turnkey pricing for the majority of our homes, which means we will build everything into the price for you—including the land.
The next step is to start a conventional mortgage pre-approval and secure the interest rate—exactly like purchasing a used home.
If you choose to build a bespoke home or outside of our locations, finance options may vary.

We work with a team of local mortgage specialists and brokers. They are very experienced in New Home Construction and can provide free financial advice to address credit concerns. As their preferred builder, they also offer many unique benefits to NVH clients, including rate holds during construction.

Step Four
New Home Consultation
Already have your pre-approval?
It’s time to book your New Home Consultation with our Sales Manager, Lauren Mills.
In this meeting, Lauren will learn about your ideal home and location while setting clear cost expectations from the start. You’ll discuss everything on your wish list—from dream lots to heating options—so we can design the perfect plan.
If a spec home is a better fit, any requested upgrades will be added to the final purchase for your review. Choosing a home already under construction lets you fast-track the process and jump to step seven!
Step Five
Final Plans, Locations, & Design
You can expect close communication as we solidify your requests, provide project timelines, and prepare rough plot plans for review. At this step, the goal is to have everything prepared and layouts confirmed—ready to apply for permits.
Whether you choose to modify one of our existing designs or create a fully custom bespoke plan, we now move into the revision stage of your plan. With direct communication and seamless edits in collaboration with our draftsman—we will ensure the final draft is exactly as you imagined!
This service is offered at a very reasonable cost and will be fully complimentary if you decide to proceed with your build.

After discussing your lifestyle and ideal location, we will narrow down the street and work together to select the right lot for your home.
As needed, we can provide surveys, rough plot plans, and meet you on-site. We will take the time to discuss any questions or concerns with you.
If you have your own piece of land or wish to build in an alternative location, our team will schedule an on-site visit to advise if the lot is suitable for your chosen plan.


Step Six
Preparing Your Quote
Once our draftsman has completed the final construction plans for your new home and the lot location is chosen, we will collaborate with our key vendors to confirm pricing. While we prepare your quote, now is a good time to start collecting inspiration for your exterior colors and custom interior finishes. Grab your plan, get creative, and have fun browsing!
Step Seven
Project Approval & Pre-Construction Complete
Knowing you can make decisions without any surprises, is paramount to us.
By this stage, our team has answered all of your questions and provided everything you need to make an informed decision. All paperwork is signed and your permit application is sent for approval.
You’ll receive your official NVH Welcome Guide and a complimentary consultation with Zabrina Youden at Coastal Haven Design. We are moving forward to construction—welcome to the team!


Step Eight
Project Kick-Off
At the kickoff meeting, we will introduce you to your foreman, and together you will review your plans in detail and discuss any concerns.
Use your project team group chat to receive instant updates and to ask questions throughout your build.
Once the ground breaks, your foundation is poured and framing begins. The first walkthrough will be scheduled as soon as your home is shingled.

Step Nine
Project Completion
Your build is in the final stage! Once drywall is up, momentum builds quickly.
The second walkthrough is scheduled as we prep your home for paint. Your foreman will go through any changes, final colors, and ensure we have everything in place. With the light fixtures installed and final touch-ups complete—it’s closing week!
We want your home to be just how you imagined and to ensure everything is to your satisfaction.
Just before closing, you will have your third and final walk-through (pre-delivery inspection)-before—the final figures are sent for your review. Once we receive the occupancy permit your build is certified complete.
It is now time to enjoy your brand new home, congratulations!
