Starting The Process

If you’re not quite ready to connect, we’ve outlined the next steps below, so you can begin whenever the time is right for you!

Step Two

Choosing a Spec, Pre-Sale, or Fully Custom Home

In this step, you’ll choose the type of build to focus on. We’ll help you find the best option for your budget, needs, and timeline. We have outlined these options in detail below.

Step Three

Financing Your Build

At New Victorian Homes, we make financing your new home as easy as possible, with flexible deposit options and final payment only due on closing day. 

We provide turnkey pricing for the majority of our homes, which means we will build everything into the price for you—including the land. 

The next step is to start a conventional mortgage pre-approval and secure the interest rate—exactly like purchasing a used home.

If you choose to build a bespoke home or outside of our locations, finance options may vary. 

Step Four

New Home Consultation

Already have your pre-approval?

It’s time to book your New Home Consultation with our Sales Manager, Lauren Mills.

In this meeting, Lauren will learn about your ideal home and location while setting clear cost expectations from the start. You’ll discuss everything on your wish list—from dream lots to heating options—so we can design the perfect plan.

If a spec home is a better fit, any requested upgrades will be added to the final purchase for your review. Choosing a home already under construction lets you fast-track the process and jump to step seven!

Step Five

Final Plans, Locations, & Design

You can expect close communication as we solidify your requests, provide project timelines, and prepare rough plot plans for review. At this step, the goal is to have everything prepared and layouts confirmedready to apply for permits.

Step Six

Preparing Your Quote

Once our draftsman has completed the final construction plans for your new home and the lot location is chosen, we will collaborate with our key vendors to confirm pricing. While we prepare your quote, now is a good time to start collecting inspiration for your exterior colors and custom interior finishes. Grab your plan, get creative, and have fun browsing!

Step Seven

Project Approval & Pre-Construction Complete

Knowing you can make decisions without any surprises, is paramount to us.

By this stage, our team has answered all of your questions and provided everything you need to make an informed decision. All paperwork is signed and your permit application is sent for approval. 

You’ll receive your official NVH Welcome Guide and a complimentary consultation with Zabrina Youden at Coastal Haven Design. We are moving forward to construction—welcome to the team!

Step Eight

Project Kick-Off

At the kickoff meeting, we will introduce you to your foreman, and together you will review your plans in detail and discuss any concerns.

Use your project team group chat to receive instant updates and to ask questions throughout your build.

Once the ground breaks, your foundation is poured and framing begins. The first walkthrough will be scheduled as soon as your home is shingled.

Step Nine

Project Completion

Your build is in the final stage! Once drywall is up, momentum builds quickly.

The second walkthrough is scheduled as we prep your home for paint. Your foreman will go through any changes, final colors, and ensure we have everything in place. With the light fixtures installed and final touch-ups complete—it’s closing week!

We want your home to be just how you imagined and to ensure everything is to your satisfaction.

Just before closing, you will have your third and final walk-through (pre-delivery inspection)-beforethe final figures are sent for your review. Once we receive the occupancy permit your build is certified complete.

 It is now time to enjoy your brand new home, congratulations!
